Can a foreigner buy property in Thailand?+
Yes. Most often via leasehold (a 30+30+30-year lease) or through a Thai company. A condominium apartment can be bought as full ownership (freehold) within the foreign-ownership quota. We'll pick a safe structure and explain it in plain language.
How does property ownership work?+
The most common models are leasehold (a long-term lease with a right to renew), freehold for condominium apartments, and purchase through a company. Each has different legal and tax consequences - we pick the one that best fits your goal and verify it with a law firm.
Do I have to fly to Thailand?+
No. We handle most of our transactions remotely - we tour the project on live video, and documents are signed electronically or by power of attorney. If you'd rather come over, we're happy to show properties in person on site.
How does payment work?+
For off-plan projects you pay in tranches tied to construction progress: reservation fee, contract, further construction stages and key handover. You send funds by international transfer. You don't commit the full amount upfront.
Can I rent out the property?+
Yes. We help launch short- and long-term rental and arrange full rental management - guest service, cleaning and settlements. You receive the transfer, our team handles the rest.
How long does a purchase take?+
The decision and reservation usually take a few days to a few weeks. For off-plan projects, key handover follows the completion of construction - most often within several months to a year-plus, per the developer's schedule.
How does the company earn?+
Our fee is paid by the developer - the standard model in this market. For you that means our advice doesn't raise the property price by a single penny.
Do I pay a commission?+
No. We don't charge any commission from the buyer. You pay exactly what the developer's price list says - our support is free for you.
